What Documents Will I Need To Apply ?
Below is a list of the documents normally required to accompany a mortgage loan application. Collecting the necessary documentation in advance will save you significant time in the loan process. It's possible that you may need additional documents depending on your situation and the type of loan. We will inform you if additional documents are necessary.

Purchase Loans?
  1. Copy of the most recent pay stubs covering a 30 day period for all applicants
  2. Copy of previous two years W-2 forms for all applicants.
  3. Copy of the drivers license for all applicants.
  4. Legible sales contract signed by Buyers and Sellers.
  5. Name, address, and all income earned from all employers for past 24 months.
  6. Two months most recent statements for checking & savings account (s).
  7. The most recent quarterly, or monthly statement for any Stocks, Bonds, Mutual Funds, IRA's, Thrift Savings Plans (TSP), Retirement Accounts etc.
  8. If you are currently renting, provide either 12 months of cancelled rent checks or the name and address of your current landlord.
  9. Name and telephone number of insurance agent you would like to use for homeowners insurance.

Refinance Loans?
  1. Copy of the most recent pay stubs covering a 30 day period for all applicants.
  2. Copy of previous two years W-2 forms for all applicants.
  3. Copy of your 1st mortgage payment statement.
  4. Copy of your 2nd mortgage payment statement (if applicable).
  5. Copy of your Title Insurance Policy.
  6. Copy of the drivers license for all applicants.
  7. Name, address, and all income earned from all employers for past 24 months.
  8. Two months most recent statements for checking & savings accounts.
  9. The most recent quarterly, or monthly statement for any Stocks, Bonds, Mutual Funds, IRA's, Thrift Savings Plans (TSP), Retirement Accounts etc.
  10. Name and telephone number of current homeowners insurance agent, or copy of your homeowner insurance declaration page, or pages.

  1. DD-214, Certificate of Eligibility, or statement from your Commanding Officer if you are on active duty.

If You Own Other Properties?
  1. Address of properties and current market value.
  2. Any debt owed on properties, Lender's name, address, account number, monthly payment, and current balance.
  3. Copy of previous two year's Federal Income Tax Returns with all schedules.
  4. If rented, a copy of the current lease.

Additional Document that maybe required by you?
If you are self-employed or paid by commission:
  1.      Previous two year's Federal Income Tax returns with all schedules and a year-to-date profit and loss statement.
If you have filed bankruptcy in the last seven years:
  1.      Copy of petition and discharge (Include all pages of the bankruptcy and list of debtors.), handwritten explanation of reason for bankruptcy, evidence of excellent credit since the bankruptcy.
If you will be using Child Support/Alimony income to qualify:
  1.      Copies of court records of cancelled checks showing receipt of payment.
  2.      Copies of divorce decree showing award of payment from previous spouse.
  3.      Copies of birth certificates may also be required to prove the continuation of income for three years.
  4.      Copies of social security, or foster care awards letters.
